The most frustrating thing about a roof leak is that where the water appears inside the property is rarely where it's entering from outside. Water follows rafters, runs along purlins, tracks across felt and collects at low points before dripping through a ceiling. A drip above the bedroom can be caused by a flashing failure three metres away and a metre higher. This guide explains how leaks track in Tonbridge properties, how to narrow down the source, and when the problem needs professional investigation.
Step 1 — Check the Loft Space First
The loft space gives you the best view of where water is entering the roof structure. If you have safe loft access, inspect immediately after a rain event:
- Wet patches or dark staining on felt — shows where water is penetrating the outer covering. The stain is directly below the entry point.
- Wet rafters — if water has reached the timber, it has been leaking for a while. The rafter closest to the wet area points towards the source.
- Daylight visible through the roof covering — a definitive indicator of a missing or displaced tile or damaged felt.
- Moisture on the underside of tiles — if the felt is intact but the battens are wet, condensation from the house may be the cause rather than a roof defect.

Step 2 — Match the Interior Drip to the Roof
On a pitched roof, water typically tracks downslope before falling. A drip that appears at ceiling level is almost always lower on the roof than the actual entry point. Measure from the interior drip to the nearest gable wall and from the nearest exterior wall — these measurements, mapped onto the roof plan, will locate the approximate entry zone within a metre or so.
On flat roofs, water tracks to low points. A flat roof drip is more likely to be directly above the entry point, but water can still track along the deck to a crack or joint in the membrane that isn't directly overhead.
The most common misdiagnosis in Tonbridge: a chimney leak diagnosed as a tile problem. You don't need to get on the roof to identify many of the common Tonbridge leak sources:
- Ridge line — look along the ridge from the garden. Displaced tiles, mortar gaps or white powder on the roof surface below the ridge indicate failure.
- Chimney flashings — look for lifted lead at the base of the chimney, dark water staining down the chimney face, or white efflorescence (salt deposits from water movement) on the brickwork.
- Valley — check the valley line for visible cracks, dark staining or areas where the valley material appears proud of the tile surface.
- Verge mortar — look at the gable ends for gaps in the mortar line between the edge tile and the bargeboard.
