Nail sickness is the failure of the metal fixings that hold concrete or clay interlocking roof tiles in place on the tiling batten. From the 1950s through to the late 1980s, the industry standard fixing was a galvanised steel nail — a wire nail hot-dipped in zinc coating and driven through the tile nib into the batten below. The galvanising slows corrosion significantly, but it doesn't stop it. After 40–60 years in a wet, thermally cycling environment, the zinc coating fails and the steel core begins to corrode. A corroding nail expands as rust forms, which can crack the tile, and weakens progressively until the nail can no longer hold the tile's weight. Once that happens, tiles begin to slide down the slope.
Nail sickness is not a sign of a poorly built roof — it's a predictable consequence of the materials available when these properties were built. The fix ranges from targeted re-nailing to full replacement depending on how widespread the failure is.

Which Tonbridge Properties Are Most Affected?
Nail sickness is primarily a problem on properties built with concrete interlocking tile between the mid-1950s and mid-1980s. In Tonbridge, this covers large areas of:

How to Spot Nail Sickness From the Ground
You don't need to get on the roof to identify the early and mid-stage signs of nail sickness. Here's what to look for from the garden or pavement:
- Tiles sliding down the slope — the most obvious sign. If tiles are moving down without cracking, the fixing is failing rather than the tile surface. You'll see gaps opening up in the courses as tiles drop.
- Tiles resting against the gutter — early-stage sliding tiles often come to rest on the gutter before falling. A tile that's clearly below its original position but still in place is a nail sickness indicator.
- Irregular coursing — if the horizontal lines of tiles are no longer straight when viewed from the ground, some tiles have moved and others haven't. Irregular coursing on a roof that was originally regular is a reliable early indicator.

This is the most important decision nail sickness requires, and it's one where an honest, experienced roofer is worth consulting. The range of outcomes is wide:
Targeted re-nailing is the right answer when fewer than 20–30% of tiles on a given slope are affected and the tile surface itself is still sound — not carbonated, not excessively spalled or crazed. Re-nailing involves lifting affected tiles, replacing the corroded nail with a modern stainless steel or aluminium fixing, and re-seating the tile. Done correctly with modern fixings, this adds 15–25 years of life to the slope. Cost on a rear half-slope of a typical semi: £300–£600.
Full slope replacement becomes the right answer when failure is widespread across a slope — say 40%+ of tiles affected — or where the tile surface shows significant carbonation or surface breakdown. Concrete interlocking tiles from the 1970s can develop surface carbonation (the cement surface deteriorates, making tiles porous and eventually crumbling). A tile that passes a fingernail scratch test — where the surface crumbles under a firm fingernail — is not worth re-nailing because the tile itself won't last another 15 years. Full slope replacement: £2,500–£5,500 per slope on a typical 3-bed semi.
Full re-roof is warranted when multiple slopes are in the replacement range simultaneously or when the underlying felt has also failed. In that case, piecemeal replacement costs more in total than a single coordinated re-roof.
The Cost of Inaction
The risk of ignoring early nail sickness is not just eventual tile loss — it's what happens after. Displaced tiles leave the roofing felt exposed to UV, which breaks it down faster than almost anything else. Failed felt allows water to reach the battens and rafters, where it causes rot that is expensive to remediate. The cost of addressing nail sickness at the early stage is a fraction of the cost of replacing rotten timber in addition to the roof covering — and on a property where the roof void isn't easily accessible, discovering the extent of timber rot during a re-roof can be an unwelcome surprise.
