Rotten fascia boards are one of the most common hidden causes of roof damage in Tonbridge β water tracks behind the gutters, soaks into the rafters, and by the time damp appears inside the house the structural timber is already compromised. We replace fascia and soffit boards across Tonbridge on all property types. Free surveys, same-day quotes.
Full fascia and soffit replacement in uPVC, timber or cast iron β correctly installed so your gutters hold and your roof void stays dry.
The most popular replacement option for post-war Tonbridge housing. Low maintenance, long lifespan, available in white, cream and anthracite to match existing window profiles. We use fully vented soffit boards where roof ventilation requires it β under-ventilated roof voids cause condensation and premature batten decay.
Period properties in Tonbridge β Victorian terraces off Pembury Road, Edwardian semis in Dry Hill Park β often suit painted timber fascia to maintain the character of the building. We install pre-primed hardwood or treated softwood boards correctly bedded and sealed at all junctions.
Where matching a Victorian or Edwardian property's original cast iron guttering and fascia is required β including properties in or near conservation areas β we source and install period-appropriate cast iron profiles.
Fascia replacement is the right time to upgrade or replace guttering. We replace fascia and gutter systems in a single visit, ensuring brackets are correctly fixed to sound timber and fall is set correctly.
Rotten fascia boards often signal rot in the rafter feet below. Before installing new boards we check all rafter feet and replace any that have been compromised by water ingress β putting new fascia over rotten timber is a job that fails within 5 years.
Gable-end bargeboards on Tonbridge period properties are a frequent failure point β exposed on three sides, they take more weather than any other timber element on the roof. We replace bargeboards in timber or uPVC with correct mitred joints and sealed ends.
The Medway Valley humidity in lower Tonbridge accelerates timber decay in ways that properties on higher ground don't experience to the same degree. Fascia boards on Victorian and Edwardian terraces along Pembury Road and Vale Road β properties that may have original timber in place β are exposed to above-average moisture in the air year-round, and the combined effect of damp winters, wet autumns and direct rainfall on unprotected end grain is cumulative rot. Many Tonbridge homeowners don't notice a problem until a gutter bracket pulls out of a soft board or they see the paint blistering above the gutter line.
On post-war properties at Cage Green and Trench Wood, the original softwood fascia boards are now 50β60 years old and the combination of age, moisture and UV degradation means most are at or past their useful life. uPVC replacement is the practical answer for these properties β it doesn't rot, doesn't need painting and, installed correctly, should last 30β40 years. We install vented soffit on all jobs where roof ventilation is currently inadequate β an under-ventilated roof void causes condensation on the underside of the felt, leading to batten and rafter decay that's expensive to fix later.
For period properties in central Tonbridge and around the castle area where the character of the building matters, we always discuss material options before starting. uPVC in a heritage colour (cream, Irish oak, anthracite) is often the right balance between maintenance-free performance and visual appropriateness. Where the property is in a conservation area or where the client specifically wants timber, we install pre-primed hardwood with correctly sealed end grain and adequate ventilation provision.

"Fascia boards were rotten on the rear of a Victorian terrace β gutters had been pulling away from the wall for two seasons. Replaced fascia, soffits and gutters in one visit. Found two rotten rafter feet during stripping β replaced those too. Exactly right."
"Full fascia and soffit replacement in anthracite uPVC on a post-war semi β matched the new windows. Clean work, done in a day, good finish at all the mitred corners. Exactly what we wanted."
"Bargeboards on a 1930s semi had been painted over for years β completely rotten underneath. New pre-primed timber bargeboards, sealed correctly, painted on-site. No mess, fair price."
Push a screwdriver firmly into the board β if it enters the wood without resistance, the fascia is soft and needs replacing. Blistering paint, gutter brackets pulling away from the wall, and damp patches above the ceiling near the eaves are all secondary signs.
In most cases yes β fascia replacement involves removing the gutters anyway, so adding new gutters at the same time adds minimal extra cost and ensures correct bracket fixing to the new boards. Call 0173 224 1138 and we'll survey and advise.
Like-for-like replacement in any material doesn't require planning permission. If your property is listed, different rules apply β we'll advise before starting.
A standard 3-bed semi: full day. A larger detached with four elevations: 1.5β2 days. We'll confirm at survey.

Individual boards with isolated rot can be spliced, but the access cost is the same as full replacement. Where more than one board is affected, full replacement is usually better value.
